City and Country Stansted has proposed a development of 520 new homes and 20,000 square meters of commercial floor space in north Essex, near Stansted Airport.
The development will be situated between Birchanger and Stansted, on land currently used as farmland. The project is split into two sites: one between the two towns and another to the east of the first site and southeast of Stansted.
According to the initial planning documents, construction on the Birchanger site could begin in late 2028 and be completed by late 2032. Work on the Stansted Mountfitchet site is expected to start in late 2027 and finish by late 2033.
The developer has submitted an environmental impact survey to Uttlesford Council, which is one of the first stages of the planning application. The survey notes that while nearby schools are not at capacity, local healthcare facilities are operating above the recommended maximum capacity.
